Sub-Area Planning: Northwest Arvada

The City is developing specific area plans for many of the corridors and areas zoned for mixed-use development as part of the Land Development Code adopted by the City Council in May of 2020. A sub-area plan is a type of long range planning for a limited geographic area within the City.

Northwest Sub-Area Plan:

The Northwest Arvada Sub-Area is generally defined as the area east of State Highway 93 to Gladiola Street, including the Indiana Street corridor, and between the railroad tracks on the south and the City boundary on the north.

The Study area for the Northwest Arvada Sub-Area Plan will be developed in two phases. A virtual Public Community Meeting was held on March 4, 2021. A recording and meeting engagement of this meeting are available at AdvanceArvada.org.

We are now in Phase 1, which is located along the Indiana Street corridor from the railroad tracks to the south continuing north to W. 96th Avenue. This phase includes understanding the area, reviewing existing conditions, identifying opportunities and challenges and gathering input from the community to create a long term vision for the sub-area plan area.

The Phase 1 area is the primary focus of developing the sub-area plan and will also include land use discussion for the Phase 2 area, which is located along Highway 72 from Highway 93 to the west side of Welton Reservoir. Elements of Phase 2, such as design, connectivity and transportation will be determined later.
