What is a sub-area plan?  

A sub-area plan is a type of long range planning for a limited geographic area within the City. The City is developing specific area plans for many of the corridors and areas zoned for mixed-use development as part of the Land Development Code adopted by the City Council in May of 2020. 

Where is the Northwest sub-area?

The Northwest Sub-Area generally defined as the area east of State Highway 93 to Gladiola Street, including the Indiana Street corridor, and between the railroad tracks on the south and the City boundary on the north.

The Study area for the Northwest Arvada Sub-Area Plan will be developed in two phases.

Phase 1 Area: The primary focus and study area of the project, Phase 1, is located along the Indiana Street corridor from the railroad tracks to the south continuing north to W. 96th Avenue.

Phase 2 Area: The Phase 2 area of the project is located along Highway 72 from Highway 93 to the west side of Welton Reservoir. The project will include land use component for the Phase 2 area and other elements such as design, connectivity, and transportation, to be determined at a later date.

Here is what we heard from you

In the winter of 2021, we asked you to take a survey to let us know your opinion on combined commercial and community place preferences, bike and pedestrian pathways, and city entry signage placement for the Northwest Arvada sub-area plan. From your feedback, we learned that the community prefers 1) a commercial with community place development at the southwest corner of Indiana Street and Candelas Parkway, 2) off-street unpaved bike and pedestrian pathways, and 3) that the community supports the installation of City entrance signs. Taking this information into account with other community feedback, the sub-area team will develop the draft framework and recommendations for the sub-area plan.
